What is the maximum home loan I can get?

Most banks offer up to 90% of the property value for loans up to ₹30 Lac, 80% for ₹30–75 Lac, and 75% for loans above ₹75 Lac. Your actual eligibility depends on income, existing obligations, credit score, and employer profile. Use our EMI calculator for an instant estimate.
What CIBIL score is required for a home loan?

Most banks require a minimum CIBIL score of 700–750. A score above 750 gets you the best rates. Some NBFCs lend to borrowers with scores between 650–700 at slightly higher rates. We advise checking and improving your score before applying.
How is my loan eligibility calculated?

Lenders typically allow up to 50–60% of your net monthly income as EMI (called FOIR — Fixed Obligation to Income Ratio). For example, if your net income is ₹80,000 and you have no existing EMIs, your maximum eligible EMI is ₹40,000–48,000. Based on the interest rate and tenure, this translates to a loan amount.
Is there any tax benefit on home loans?

Yes! Under Section 24(b), you can claim up to ₹2 Lac deduction on interest paid annually. Under Section 80C, principal repayment up to ₹1.5 Lac is deductible. First-time home buyers can get an additional ₹50,000 under Section 80EE (for loans up to ₹35 Lac on homes up to ₹50 Lac value).
Can I get a home loan for an under-construction property?

Yes. For under-construction properties, banks disburse the loan in stages matching construction progress. You pay only Pre-EMI interest (interest on disbursed amount) until possession. Full EMI starts after complete disbursement or possession, whichever is earlier.
What is the difference between fixed and floating interest rate?

Fixed rate stays constant throughout the tenure regardless of market changes — good for certainty but usually 1–2% higher. Floating rate is linked to the RBI repo rate (RLLR) — it moves with market rates, usually lower but variable. Most borrowers prefer floating for long-tenure home loans as RBI rate cuts benefit them directly.
Can I prepay or foreclose my home loan?

Yes. For floating rate loans, RBI guidelines prohibit banks from charging prepayment or foreclosure penalty. For fixed rate loans, banks may charge 2–3% of outstanding amount. We recommend making partial prepayments whenever you have surplus funds — it drastically reduces your interest burden.
